A. Flex Cash is what we call our financial gift to home buyers. The amount varies based on region and home completion status. There are six unique ways to use this financial gift. Our quick move-in homes are perfect for those looking to get a jump on the construction process and move into their new Betenbough home sooner rather than later. "Quick move-in" means that construction has already begun on these homes, and we can tell you their completion dates with 99% accuracy!

There are many factors that affect the prices of our homes, so they will vary by region and community. We aim to be as accurate as possible with our estimations, so the price you see listed on a floor plan or quick move-in home in your desired community is what you can expect to pay.

We make every decision with our home buyers in mind, including the way in which we've chosen to price our homes. Most home builders set their prices based on the demand for new homes in their area. When demand is high, it gives them an opportunity to raise their prices. At Betenbough Homes, we do things differently. At Betenbough Homes, rather than taking an opportunistic approach to pricing, we’ve adopted a cost-plus strategy. This means we take the cost of our home materials and add a reasonable profit margin, resulting in the price our home buyers pay. When our costs go down, so do our home buyers’ costs! Our percentage of profit may also go down, but we will never raise it past our accepted margin. Our cost-plus pricing method allows us to deliver the most savings to our buyers! We know that quality and affordability are important to our home buyers, and that makes them important to us too!
CONSTRUCTION

Building with the 24" method puts a stud underneath every truss allowing the weight to be evenly distributed. This in turn contributes to more insulation and less wood resulting in a more energy efficient home. To learn more about our Advanced Framing System, watch this video here.

The size of your homesite will be determined by the region and community you choose to build in. Your new home specialist will assist you in the selection process.

As a systems builder, we do not customize our floor plans. However, we do offer a personalized home options experience that will allow you to add personal style and luxury to your home at the most affordable price.

Betenbough Homes is focused on constructing more home for less money. Construction delays often occur when basements and second stories are added to homes, so Betenbough Homes does not offer any homes with basements or second levels.

We require a $1,000* construction deposit to begin construction on your new Betenbough Home. If you choose not to proceed with your new home purchase, this deposit is refundable.
*A $350 refundable construction deposit is required for USDA or VA loans. -

From the time your home's slab is poured, we can tell you your move-in date with 99% accuracy! This period usually spans five to six months. Our construction checklist and even-flow system allow us to build you the highest quality home in the most efficient manner. Occasionally, it may take longer for your home's construction to start if you request a specific homesite or community operating off a community commitment list.
If you're seeking a shorter build time, we also offer quick move-in options that are already under construction. -

Betenbough Homes will only build on land inside our communities. We have an entire team dedicated to finding the best land in each of our regions, and we strategically plan the placement of our homes within those communities.
FINANCING

On average, most Betenbough home buyers put down 3.5%. However, there are many programs and incentives that allow home buyers to put 0% down on their new home. Your preferred lender will advise you on the best options for your financial situation.

The minimum credit score typically needed to purchase a Betenbough Home is 580. However, many of our preferred loan officers offer programs to help buyers with lower credit scores reach their dream of owning a home.

We do not require our buyers to be pre-approved before meeting with a New Home Specialist. After your New Home Tour, our team will connect you with a preferred local lender to guide you along your next steps on the path toward homeownership. When you're ready to get pre-approved, you'll need proof of income, assets, and employment as well as identification documents like your driver's license and Social Security number.

While we recommend working with a preferred lender who is familiar with our processes, you are welcome to use any lender of your choosing. There are many benefits to working with a Betenbough Homes preferred loan officer, including home buyer incentives and on-time closings, but it is ultimately up to the home buyer to find a lender they trust.

Since we do not finance loans, closing costs and down payment information must be obtained through your lender. Your closing costs include loan processing fees, taxes, home insurance payments, etc. Your down payment will depend on the cost of your home and the terms of the loan you qualify for. While Betenbough Homes does not finance loans in-house, we work with local, preferred loan officers who will walk you through the loan process while providing excellent customer service.

Just yourself! Your New Home Specialist will take some time to get to know you and your family and your wants and needs in a new home. Then, you may visit some of our communities and tour homes that meet those requirements.

All closings will take place in the Betenbough Homes New Home Center where you originally met with your new home sales specialist to start the process of building your new home.

- Cashier’s Check made out to Impact Title with your final cash-to-close amount provided by the lender.
- Valid and current government issued ID with picture and signature (cannot be expired or a copy).
- If you are married, your spouse must be present with a valid ID to sign as well, even if they are a “non-purchasing spouse.”

Betenbough Homes offers a 2-year comprehensive home warranty that covers all the materials and work that is a part of your home at the time of closing. This covers your water heater, HVAC, appliances, sprinkler system, flooring, and everything in between! We also provide a 10 year structural warranty that covers your foundation, trusses, and load bearing walls.

We build in both dumpster/alley communities and curbside trash service communities. Both have positives and negatives, and we recognize that home buyers will each have individual preferences. If you have a strong preference for either type of community, we recommend making your new home specialist aware during your New Home Tour.

A PID is a Public Improvement District where homeowners pay a special amount for improvements and services within the area they live. PIDs are operated by city staff and advisory board members, who recommend budgets and operations to the City Council. The City then manages the process of awarding maintenance contracts for the community.
PIDs are paid for through property taxes to help with the upkeep and maintenance of the community's common areas such as playgrounds, parks, pavilions, community facilities, upgraded landscaping, and more. -

Betenbough Homes builds in communities with and without HOAs. When we do build homes in a community with an HOA, the fees are very affordable and help to ensure ongoing maintenance and upkeep.
