What is a PID?

PID stands for Public Improvement District. This is a special financing tool used by cities to fund public maintenance/improvements—like landscaping, parks, and lighting—in a specific area. Here’s what that means for you as a homeowner:

Built-in costs: Rather than an upfront or annual fee, the city spreads the cost over time through your property tax bill. You’ll see a line item for PID on your yearly tax statement. It’s not an extra bill—it’s part of your property taxes.
Long-term value: Your PID fees go toward maintaining and improving your community, helping keep it beautiful and functional for years to come.
City-managed: The city oversees the maintenance/improvements of your community.

What is an HOA?

HOA stands for Homeowners Association. It’s a private property management organization created to maintain shared spaces within a community.

Monthly or annual dues: Homeowners pay a separate fee directly to the HOA.
Community guidelines: HOAs often have rules about home exteriors, landscaping, and other visual elements to maintain curb appeal.
Privately managed: An HOA board or property management company is responsible for enforcement and maintenance.
